You are at a coffee shop. You are sitting opposite someone (or many) who is/are going on and on about properties – “This one location not bad ma”, “Wah, this place so ulu, who want to buy?”, “I tell you ah, next time property price become very high because of..”. As you sat there nodding and listening, you keep hearing property jargons and the terms ‘CCR’, ‘RCR’ and ‘OCR’ keep popping out.
You thought to yourself, actually what they talking ah? Well, here is a short explanation just to quickly clear this up!
Firstly, what do these terms say?
CCR – Core Central Region RCR – Rest of Central Region OCR – Outside of Central Region
So, you can see that CCR and RCR are Singapore’s central region and everywhere else is regarded as the OCR.

From this map, you can see where is our Central Region is visually – CCR and RCR.
Those areas that are highlighted with colour are the ones regarded as the CCR. To be more specific, here are the districts understood as within the CCR:
Core Central Region – District 9, 10, 11, Downtown Core and Sentosa
Now the white areas in the map that is bounded by the black line (central region boundary) – these areas are the RCR locations. Namely,..

As you can see, these areas are widely regarded as city-fringe areas, with access to the CCR in just a few minutes.
Finally, for our OCR locations. This can be simply understood as all the other areas outside of the Central Region. Meaning, areas outside of the Central Region Boundary as seen in the picture.

These are commonly known as the suburbs of Singapore and where the heartlands of Singapore are. Understandably, the prices of property in the OCR will be cheaper than their counterparts in CCR and RCR.
